1. Automated rent reminders on WhatsApp

The single biggest reason rent leaks is that nobody chased it on time. A real tool sends pre-due, due-date, and overdue reminders on a schedule, so you stop being the human alarm clock typing “rent pending” one tenant at a time. Automated WhatsApp reminders cost something on any platform — the message itself has a real cost. What varies is whether that cost is visible. 2. Online payment plus instant receipts

Tenants should be able to pay by UPI from the reminder itself, and a branded receipt should generate automatically. That receipt is what ends the “I already paid you” argument. A tool that only records that money came in, but cannot collect it or prove it, is doing half the job.

3. A real per-tenant ledger

Not a cell that says “Paid” — a running statement per tenant, every charge and payment in order, with partial payments tracked. Someone pays ₹4,000 of ₹6,000? The ledger should know ₹2,000 is still due, three weeks later, without you remembering.

4. Reports a spreadsheet won’t build for you

At minimum: occupancy, collection %, a dues-aging / defaulter list, and a basic P&L once you log expenses. These are the numbers that tell you how much rent is leaking this month — the whole point of having a tool at all.

5. Support you can actually reach

When your collection is stuck on the 5th, can you reach a human? Truly-free tools almost never offer real support — a forum thread or a chatbot is not the same as someone who fixes your problem before rent slips. For a tool that handles your money, this matters more than it looks.
